5280 Real Estate 2010: Best Places to Live in Denver

The highly anticipated 5280 real estate issue just hit the shelves and it looks as if the Denver Real Estate Market is strong and vibrant.  While some of the more expensive neighborhoods took a small hit to appreciation (East Wash Park, University Park, Country Club) we saw some Denver neighborhoods see as much as 13% appreciation from last year!  Seems like more and more folks are coming to town.  Thanks to our visionary leader Mayor John Hickenlooper at the helm, we’ve seen Denver transform into a major cosmopolitan city with the finest museums, parks, restaurants and shopping that you are likely to find anywhere in the country.  More and more people are seeking an urban lifestyle and moving closer and closer to the city.  Denver is hopping and the future of our Real Estate market is bright.

Belcaro Neighborhood

Average Sold Price: $845,000 | 8% Increase

Belcaro is one of the few luxury neighborhoods that saw an increase in home values last year.  Bordered by Cherry Creek Dr, Alameda, Mississippi and University this lush oasis draws a higher end dweller with a taste for some of the finest homes in Denver.  Sellers in this area do need to be patient as the average days on market is 183.  Life is good when you live in Belcaro!

Berkeley West Neighborhood

Average Sold Price: $283,000 | 8% Increase

For those that want to live near Highland but can’t quite afford being near the action, there is the Berkeley neighborhood.  Situated between I-70, Sheridan, Perry and 17th, the residents of Berkeley have quick access to and from downtown as well as the mountains.  There is massive amounts of growth in this area and it’s prime for future appreciation.  Take a stroll through Berkeley Park in the summer… so nice.

Congress Park South Neighborhood

Average Sold Price: $445,000 | 9% Increase

Sunnyside East Neighborhood

Average Sold Price: $181,000 | 13% Increase

5280 has been touting this up and comer now for many years.  It’s now arrived as respectable, yet a little gritty, neighborhood in North West Denver.  Buyers who are looking to find a rough diamond and polish it up a little may be making a very wise investment as this area of Denver appreciated 13% over the last year.  If you can endure the refinement process then good things are coming to those in Sunnyside East.

Wash Park West Neighborhood

Average Sold Price: $395,000 | 1% Increase

The West area of Wash Park beat East Wash Park in terms of appreciation this year.  The West side is far more hip in my book since you are tucked in between the most coveted park in town and the hip downtown area of South Broadway.  Seems the younger and hipper crowd is taking over the Westside.  Hope we don’t start having an Eastside vs. Westside turf war.  I think there is enough of Washington Park for everyone to share.

    I would never put Park Hill on the list. I had a $322,000 home, and I hated living so close to Crime. City Park is not 10% of Washington Park is. I would never recomend being so close to crime.

    I would rate best the following.

    #1 downtown 80202 Zip Code
    #2 80209 Wash Park (anywhere is good in this area) and Cherry Creek 80206
    #3 DU 80210 Close to wash park, but very expensive, almost as expensive as wash park, bangalow go over 200k and they are 800-1200 SQ feet.

    I totally agree with Park Hill /City Park being an expensive ghetto, same goes for Stapleton, too close to crime and low life living.

    Wash Park and Highlands (no Highland Ranch, it sucks there) are the best places to live in Denver.

    Love Sloan’s Lake. Convenient to downtown, the mountains, the 70,6 and I25.
    Can’t wait for the new harbor to be completed.

    Highlands, Sloans, Wash Park (anywhere around closed by), DU are the best areas to live in Denver. Park Hill not too much, I hate park hill as well, I just sold my home to move to the Highlands

    I have lived in Denver for 12 years, being from Germany at first I bought a house in highlands ranch, but finally I could afford the home I wanted in east wash park. I sacrificed space, but this is the absolute best neighbourhood in all Colorado, what’s not to love?

    Wash Park is the best period. Specially east wash park, homes are more expensive in east washpark than cherry creek by the sq foot, I work in real state.
