<p>First off, what&#8217;s a HUD home you may ask?  A HUD home is simply a foreclosure that was purchased using an FHA loan.  Millions of Americans have purchased homes using FHA Financing which insures the lender that if a borrower experiences a foreclosure then the bank is paid for the outstanding note.  The homes then goes through the typical foreclosure process and then are presented to the public for sale through HUD.  HUD&#8217;s mission is to get these homes back into the hands of people that are looking for an owner occupied primary residence.  They do not allow investors to bid on the property for about 3 weeks from when they are initially listed.  The general public gets first shot at getting a new home for a great price.</p>

<p>I was driving with a client yesterday and we passed by the new IKEA building and she remarked, &#8220;I think I may camp out for the grand opening.&#8221;  I asked her what she planned on buying and she told me &#8220;I&#8217;m not sure&#8230; but something!&#8221;.  I personally have never been in an IKEA so I&#8217;m not sure what all the fuss is about but I can assure you there is a huge fuss going on in the Denver metro area right now.  Almost all of my clients have been eagerly anticipating the arrival of this furniture mega-store.  But why?</p>
<p>I guess I&#8217;ll know in 2 days or so the answer to all of my questions.   Come on by Wednesday morning at 9am to see the Swedish Giant open the store with a traditional log sawing and flag raising ceremony.  Shake hands with new Mayor Michael Hancock and enjoy the furniture madness.</p>

<p>People always ask me, &#8220;If I finish my basement will that add value to my home?&#8221;  My answer is yes and no.  It depends on what sort of value we&#8217;re talking about.</p>
<p>As far as appraisal value is concerned in almost all cases making an improvement to your property will increase it&#8217;s value only by a percentage of what the cost was to make the improvement.  According to Remodeling Magazine if you were to remodel your bathroom for a cost of $15,752 you would get a value return of $9,200 which is a 58.4% return on your investment.  A standard kitchen remodel allows you to recoup 67.7% on your investment.</p>
<p>Appraisal value is based on your improvements, square footage and most importantly what similar homes in the vicinity have sold for recently.</p>

<p>Now that&#8217;s not to say it&#8217;s a bad investment to fix up your home.  You&#8217;re going to enjoy that new kitchen quite a bit more than your old one.  Go ahead and rip out that linoleum and those formica counters.  You&#8217;ll love new granite counters and that double oven.  There&#8217;s a huge value to that, especially if you plan to stay in your home for some time.</p>
<p>The other value add comes when you want to sell your home.  The upgrades that you make to your home will differentiate you from the competition.  There is a huge value to buyers when they find a finished basement or remodeled kitchen and bath.  A quality remodel will be a major factor into the sell-ability of your home.</p>
<p>You must do the math and figure out if a remodel is right for you.</p>

<p>The landscape of Denver is about to change.  Ground has been broken beginning the long awaited Denver Union Station Project.  A new main transportation hub is about to be reborn.</p>
<p>In the late 1800&#8242;s Union Station was the lifeblood of the city.  1000&#8242;s passed through daily and our economy and ultimately Denver was born.  Over the last few decades train travel has almost become a thing of the past and more used for commercial transport than personal travel.  Thus Union Station became a lonely desolate place with only a few commuter lines coming through a day.</p>
<p>Then came Lightrail and FasTracs which should return our fair Union Station to its  former glory.  You&#8217;ll be able to jump a train to the airport, up to Boulder, Out to Golden, to the Tech Center&#8230;  The heart of all will be Union Station.</p>
<p>The Denver Union Station Project will attempt to meld the past with the future as they combine some very interesting architectural styles together.  I ran across a great video that shows the vision for the area.</p>

<p>The <strong>Colorado Housing Assistance Corporation</strong>, otherwise known as <strong>CHAC</strong>, offers down payment assistance to <strong>First Time Home Buyers</strong> who only have <strong>$1000</strong> to put down on a home. CHAC considers a first time home buyer to be anybody who has not owned a home within the last three years. CHAC is a great alternative to <strong>CHFA</strong>, also known as the <strong>Colorado Housing and Finance Authority</strong>, since CHAC allows lenders to provide a <strong>FHA loan</strong> as the first loan and an option of no payments for five years or a 2% interest rate for thirty years on the second loan.</p>
<blockquote><p>If you are short on cash for a down payment CHAC beats CHFA in a side by  side comparison, hands down.</p></blockquote>
<p>These two options alone will give a borrower a lower monthly payment compared to CHFA along with more buying power to purchase a bigger home or a home in a nicer area. To qualify for CHAC down payment assistance one must be buying a home in the following counties:</p>
<ul>
<li>Denver County,</li>
<li>Arapahoe County</li>
<li>City of Lakewood or Jefferson County (excluding Arvada and Westminster)</li>
</ul>
<p>If you are in one of the aforementioned counties CHAC will give up to <strong>$10,000</strong> to you to help purchase your first home. CHAC will NOT provide assistance in Aurora, Douglas, or Adams County. Don&#8217;t worry though, if you are outside the already mentioned counties and in the state of Colorado CHAC will still provide up to $5,000 for down payment (repayable at $50 a month over 150 payments or 12.5 years for down payment assistance).</p>
<p>If you are buying in one of the lendable counties you must meet CHAC’s income requirements to qualify for the program as well.</p>
<ul>
<li>One person in the household the income limit is $42,550</li>
<li>Two people in the household $48,650</li>
<li>Three people $54,700</li>
<li>Four people $60,800</li>
<li>Five people $65,650</li>
<li>Six people $70,550.</li>
</ul>
<p>To qualify for CHAC Down Payment Assistance you need to meet the income requirements and you must attend a First time homebuyer class with CHAC.  Classes are held all over the Denver Metro. Upon completion of this class you will receive a Certificate that you are required to have in order to obtain your final approval on your CHAC loan.  CHAC only requires $1000 into the transaction so make sure your Realtor does not put down more than $1000 down for earnest money because you can&#8217;t get the excess back at closing.  Most sellers understand this CHAC requirement.</p>
<p>In my opinion If you are short on cash for a down payment CHAC beats CHFA in a side by side comparison, hands down.</p>

<p>Many are predicting that home values across Colorado are going to be seeing some serious appreciation over the next few years.  Interest rates are still at historic lows and the tax credit is still out there.  The tax credit now applies to sales occurring on or after January 1, 2009 and on or before April 30, 2010. However, in cases where a binding sales contract is signed by April 30, 2010, a home purchase completed by June 30, 2010 will still qualify.</p>
