<p>First off, what&#8217;s a HUD home you may ask?  A HUD home is simply a foreclosure that was purchased using an FHA loan.  Millions of Americans have purchased homes using FHA Financing which insures the lender that if a borrower experiences a foreclosure then the bank is paid for the outstanding note.  The homes then goes through the typical foreclosure process and then are presented to the public for sale through HUD.  HUD&#8217;s mission is to get these homes back into the hands of people that are looking for an owner occupied primary residence.  They do not allow investors to bid on the property for about 3 weeks from when they are initially listed.  The general public gets first shot at getting a new home for a great price.</p>

			<content:encoded><![CDATA[<p>In last night&#8217;s job speech President Obama pledged assistance to millions of American homeowners that are trapped in a high interest rate mortgage and can&#8217;t refinance there home either due to weak credit or not having enough equity in there home.  This is certainly a step in the right direction, but is it to little to late for millions of American&#8217;s facing foreclosure?</p>
<p>President Obama Said:</p>
<blockquote><p>And to help responsible homeowners, we’re going to work with federal housing agencies to help more people refinance their mortgages at interest rates that are now near 4 percent. That’s a step, I know you guys must be for this, because that’s a step that can put more than $2,000 a year in a family’s pocket, and give a lift to an economy still burdened by the drop in housing prices.</p></blockquote>
<p>The government released a white paper on Wednesday titled &#8220;An Evaluation of Large-Scale Mortgage Refinancing Programs&#8221; outlining the issues facing homeowners and how this new program may work, <a title="Obama Refinance Homes Today's Rates" href="An%20Evaluation%20of%20Large-Scale%20Mortgage%20Refinancing%20Programs">you can download that white paper here</a>.  Following is an excerpt from the white paper.</p>
<p>The ongoing housing crisis and the slow recovery from the recent recession have locked many borrowers out of the refinancing market. Two main factors drive that phenomenon:</p>
<ul>
<li>Weakened household balance sheets, reduced income and widespread unemployment have left many borrowers unable to qualify for a refinancing because of restrictions based on affordability tests. For some the constraint is a too high loan-to-value (LTV) ratio—the amount of mortgage debt divided by the assessed value of the home.1</li>
<li>Lenders and mortgage guarantors, including the government-sponsored enterprises (GSEs) Fannie Mae and Freddie Mac and the Federal Housing Administration (FHA), have instituted more stringent underwriting requirements, leaving many borrowers unable to qualify for a new loan even if they have remained current on their existing mortgages.</li>
</ul>
<p>With those rates now near 4 percent, the president says the move could “put more than $2,000 a year in a family’s pocket, and give a lift to an economy still burdened by the drop in housing prices.”</p>
<p>While the specifics have not been released, it’s expected that the program will make homeowners with government-backed mortgages eligible for new, lower-rate, lower-payment loans even if they are upside down on their mortgage or have have negative credit due to not making mortgage payments on time or excessive debt to income ratio.</p>

			<content:encoded><![CDATA[<p><img class="alignright" src="http://www.360dwellings.com/images/fha.jpg" alt="FHA Loans to Revert to 2008 Limits Next Month" width="250" height="183" />Have you had your eye on a $400k home and had plans to use an FHA to purchase it?  You&#8217;ve got one month to get off the fence and pull the trigger because loan limits for FHA are going down.  Currently in Denver you can use an FHA loan to purchase a home for up to $406,250.  Effective Oct. 1, 2011 the limit will drop to $368,000 for Denver County.  What does that mean to you?</p>
<p>First off it&#8217;s bad for home seller&#8217;s in the upper $300&#8242;s price point.  Buyers are going to have to seek out Conventional loans and may have to put down as much as 20% vs. an FHA loan that only requires 3.5% into the deal.  Seller&#8217;s are going to have to reduce their home prices, hold or rent.  This could be quite an impact on home sales.</p>
<p>Why is HUD/ FHA doing this?</p>
<p>In 2008 Congress voted to suspend the limits on FHA loans that were scheduled to be implemented in 2009 as part of the Economic Stimulus Act of 2008 (ESA).  That suspension is up on Oct. 1st and barring any new action from Congress the 2009 limits will go into effect.</p>

<p>Limits vary from county to county.  In Boulder the current FHA limit is at $460,000 and it will be changing to $402,500. <p>The 2011 Denver Parade of Homes is a great event to see what types of homes are available in Denver communities, as well as getting design ideas for our own homes. The latest home design trends are always showcased inside the featured homes. Whether you are looking for your next home, or just want to get some home design and remodeling ideas, the Parade of Homes is always a good bet.  64 homes are featured this year spread out across 5 Denver area communities.</p>
<p><strong>When to Go:</strong> Runs from August 11th 2011 through Labor Day Weekend.  Weekends are busy but most homes can be viewed throughout the week.  Hours are 11AM &#8211; 6PM.</p>
<p>The Parade of Homes is put on by the Home Builders Association of Metro Denver (HBA).  This Denver Luxury Home Tour is hosted annually.</p>
<h3>Parade of Homes Communities:</h3>
<p><strong>Heritage Hill’s (2011 Dream Community)</strong> – Heritage Hills is a gated luxury home community in Lone Tree with semi-custom homes ranging from $700,000 to well over 1 Million for custom luxury homes.</p>
<p><strong>Ridge Gate</strong> &#8211; Ridge Gate is a mixed-use community in Lone Tree with homes for sale ranging from triplexes, townhomes, and single family homes ranging from $300,000 to $1 Million.  Harvard Communities and Berkeley Homes are the primary builders.</p>
<p><strong>Prospector’s Run</strong> &#8211; A Townhome Community situated on 30 acres near Central City.  When complete there will be 235 luxury townhomes, a community clubhouse.  Prices start at $219,000 for a 1,388 square foot 2 Bedroom 2.5 Bath Townhome.</p>
<p><strong>Solterra Lakewood</strong> &#8211; Solterra is a luxury home community located in West Lakewood off C-470 and Alameda Parkway.  The community sits on the Southern slopes of Green Mountain and was designed to look like a village situated in the hillsides of Tuscany.  Luxury homes here start at $415,000 and go up to $2 Million and above for custom luxury homes.  Primary builders are Cardel, Toll Brothers, Infinity, Remington, and Wall Custom Homes.</p>

How much stronger is the Denver Housing Market in 2011?  22.5%  more homes were put under contract in June of this year as compared to June of 2010.</p>
<p>I asked Denver Realtor, Ryan Penn, his thoughts and he said it&#8217;s a number of different factors.  &#8221;First off, rates are at an all time low and money is cheap to borrow.  Secondly, consumer confidence is up and most importantly prices are low.  Real Estate prices are cyclical and they will go up.  More and more people are starting to realize it and are investing in homes.&#8221;</p>
<p>According to the Denver Post, Buyers put 4,761 homes under contract in June, compared with 3,885 in June 2010, according to data released Friday by Metrolist.</p>
