<p>Where are the hippest places to live in Denver?  It&#8217;s difficult to narrow it down to just 5 as so many of our neighborhoods are very interesting and eclectic.  You&#8217;ve got new construction occuring downtown with Spire and the Four Seasons.  The Union Station Project is getting under way.  Neighborhoods such as Curtis Park are quickly turning around.  I&#8217;ll actually go into the <strong>5 Points, Cole</strong> and <strong>Clayton</strong> neighborhoods without some sort of protection.  People are fixing up old houses and selling them at a profit as home prices continue to increase in most of the areas surrounding downtown.  Here are my thoughts on the top 5 areas of Denver that are really cool.</p>
<h2><strong>Curtis Park Neighborhood:</strong></h2>
<p>As I said before I was afraid to go through this area of town 5 years ago.  Now people can&#8217;t get enough of this historic area of town just blocks from the heart of the city.  You&#8217;ve got incredible soul food and an allotment of odd shops and divey watering holes all alongside a very diverse population.  I really enjoy taking an evening stroll through this part of town.  The folks are so friendly.</p>

<h2><strong>Lower Highland aka LoHi Neighborhood</strong>:</h2>
<p>Now that there is a pedestrian bridge linking this ubber cool area of town with downtown Denver it&#8217;s exploding on the scene.  Countless new restaurants are emerging alongside some of the classic staples of the area.  You&#8217;ve got some really neat loft style buildings mixed in with early 1900&#8242;s architecture.  Do yourself a favor and stroll on over to Sushi Sasa one evening and partake in the Chef&#8217;s Sampler for 2.  One of the best meals I have ever eaten 3 times.</p>

<p>You&#8217;ve got the best of all worlds in this neighborhood.  You can stroll on over to the most prestigious Park in Denver or stroll the other way to the raw and edgy bars and restaurants of <strong>South Broadway</strong>.  The good news is that the prices aren&#8217;t too out of control compared to the East side of the park.</p>

<h2><strong>Platt Park Neighorhood (Old South Pearl Street)</strong></h2>
<p>This fine neighborhood is for the more down to earth folks compared to Wash Park.  You&#8217;ve got a great sense of community in this area and the inhabitants are proud of their part of town.  I love it&#8217;s little downtown area with Sushi Den and a host of other really cool pubs and eateries. This is a great area.</p>

<h2><strong>The Golden Triangle</strong>:</h2>
<p>This is one of those neighborhoods that gets forgotten about.  I used to live there and it was as cool as could be.  There&#8217;s some great little restaurants like Cuba Cuba and wonderful pubs like Cap City.  Breakfast at Dozens and a stroll through Civic Park.  You&#8217;re always near the festivals in front of the Capital and a short walk to 16th St Mall.  Your backyard is the art museums and city library.</p>

<p><strong><a href="http://www.360dwellings.com/">Buying a HUD Home</a></strong> can be a great experience.  We recommend working with a <strong>HUD Approved Realtor</strong>.  A HUD Approved Realtor can access all HUD listings as has extensive knowledge of the online bidding process.</p>
<p>Department of Housing and Urban Development (HUD) residential foreclosures are available throughout the State of Colorado, and the rest of the country. The sales process for purchasing a HUD home isn&#8217;t quite the same as you&#8217;ll encounter when buying a home from an individual, so do some research before you go house shopping.</p>
<p>Please note, there are subtle difference State to State when <strong>buying HUD Condos </strong>or houses.  Please use this article as a reference outside of Colorado.</p>
<h3><strong>What is HUD?</strong></h3>
<p>HUD is an acronym that stands for Housing and Urban Development, a cabinet of the United States Government. It has been around since 1965 with the primary aim of ensuring smooth policy for housing and city development.</p>
<h3><strong>What is a HUD home?</strong></h3>
<p><strong> </strong>The Federal Housing Administration (FHA) is a part of HUD, the part that provides federal mortgage insurance. If a foreclosed home was purchased with a loan insured by FHA, the lender can file a claim for the balance due on the mortgage. FHA then pays off the lender&#8217;s claim and transfers ownership of the property to HUD.  HUD then sells the home or condo.</p>
<h3><strong>How much do HUD homes cost?</strong></h3>
<p><strong> </strong>HUD homes have an appraisal  conducted and are priced below or at fair market value based on their location and general condition. The price of a home in need of repairs is adjusted downwards to reflect the investment the new owner must make home improvements.  Buyers of a HUD Home can usually find a great deal especially if you submit an aggressive bid and there are no other bidders for the property.<br />

<h3><strong>Will HUD make the repairs?</strong></h3>
<p>HUD homes are sold as-is and already come with an Inspection Report. The new owner is responsible for all repairs and improvements so do make sure to be realistic about the costs associated with getting the home or condo back to where it needs to be.  You can, and should likely still have a Professional Home Inspection done to ensure that there are no significant issues with the home.<br />

<h3><strong>How do I find a HUD home?</strong></h3>
<p><strong> </strong>You can sign up to receive email alerts from us the same day a HUD home or condo is listed.  Send us an email to info@360dwellings.com with &#8220;HUD Alerts&#8221; in the title and some basic information about the Colorado city, neighborhood, price range, and property features your require.</p>
<p>When you&#8217;ve located a home you would like to see, we can show you the property as HUD approved Realtors.<br />
<strong> </strong></p>
<h3><strong>What is the process for Buying a HUD Home?</strong></h3>
<p><strong> </strong>HUD foreclosures are sold using a blind online bidding process. There&#8217;s an Offer Period, during which sealed online bids are inputted into the system. At the end of that period, all offers are opened and reviewed by a HUD representative. HUD will generally accept the highest bid, or the bid that brings them the highest net amount.  If you really want the property you should submit your &#8216;highest and best&#8221; offer.  If you have multiple homes that stirke your fancy, then submit multiple aggressive bids and see which ones get accepted!</p>
<p>During the initial offering period, HUD homes are usually available only to those who wish to live in the home as &#8220;owner occupied.&#8221;  If the home remains unsold after the initial period they become available to investors.  If your bid is accepted, you will be notified within a day or two. You will be given a settlement date, usually 30-60 days from the date of your accepted contract.  This can vary based on which Title Company is handling the transaction.<br />
<strong> </strong></p>
<h3><strong>How do I obtain financing for a HUD Home or Condo?</strong></h3>
<p>If you are buying as an investor you will need to put 20% down and likely go with conventional financing.  Owner occupied deals can use FHA Financing in most cases with as little as 3.5% down.  FHA Financing offers low down payments, competitive interest rates, and flexible credit when qualifying.  Check with a quality lender to review the best options for your situation.</p>

<p>After a stroll through the gardens, lace up your shoes, grab a racket and play a few games of tennis in Congress Park.  They have some of the best courts in Denver and never seem to completely fill up.  You&#8217;ll probably be pretty hungry at this point so shoot on over to Shells and Sauce (2600 East 12th Avenue) for some traditional Italian cuisine served on the beautiful roof top deck.  I personally think they have the best Pasta Bolognese in Denver.  Chase it down with a few glasses of Chianti and enjoy the Summer breeze.</p>
<p style="text-align: left;">After dinner you&#8217;ll want to head on down to Cloud 9 Frozen Custard (4300 East 8th Avenue).  They only have 2 flavors, Chocolate and Vanilla with every imaginable topping.  It&#8217;s considered by many to be one of the best frozen custards in Colorado.</p>

<p>When people think about Colorado the first images conjured up are usually of enormous snow capped mountains and folks swooshing through fields of powder via ski and snowboard.  Yes, we do have the best winter activities on the planet.  <strong>Vail, Breckenridge, Copper Mountain, Aspen, Crested Butte and Steamboat Springs</strong> must all close down for mud season.  So what do us locals do?  It must be painfully boring.</p>
<p>Not so my friends.  Summer is my personal favorite time of the year.  The weather is warm and there are actually more things to do with your time.  Here is a list of 5 cool things to do this summer.</p>
<h3>1.  See a concert at Red Rocks in Morrison:<img class="alignright" src="http://www.360dwellings.com/images/redrocks.jpg" alt="" width="275" height="275" /></h3>
<p>I know, everyone always says this.  It&#8217;s like a broken record.  I truly have had some of the most magical times of my life at this incredible venue.  During the days  <strong>Red Rocks National Park</strong> is open to the public.  You&#8217;ll see folks running up and down the stairs or just leisurely strolling through the vast network of hiking and walking paths.  At night this remarkably beautiful outcrop of bright red rock transforms into an acoustic wonderland of sound and light.  Some of the most famous musicians in the world have played here and boast that it&#8217;s their favorite venue in the world.  Grab your lawn chairs and a cooler, do a little tailgating in the parking lot and then head in to see your favorite band this summer as they take the stage.  Make sure to take advantage of <strong>Film on the rocks</strong> as well&#8230; for a romantic picnic date night.</p>
<h3>2.  Climb a 14&#8242;er:</h3>
<p><img class="alignleft" title="Colorado 14'er" src="http://www.360dwellings.com/images/14er.jpg" alt="" width="300" height="225" />Where to begin?  We have 54 peaks above 14,000 feet.  Some of these mountains can take days to climb depending on the route you take but most can be done in a day.  Leave bright and early and bring plenty of water and supplies.  Before you head out visit <a href="http://www.nps.gov/cure/planyourvisit/boatincamping.htm" target="_blank">www.14ers.com</a> to get a detailed explanation of your journey with photos and maps.  Some of the easier hikes include Mt Elbert (the highest), Grays, Torreys, Mt Bierstadt and Culebra Peak in Colorado.  If you want a little more of a challenge try out Sunshine Peak, Mt Yale, Castle Peak, Mt Evans or Long&#8217;s Peak.  For you hard core adventurists my favorites include Little Bear Peak, North Maroon Peak, Crestone Needle and Sunlight Peak.</p>
<h3>3.  Boating on a Mountain Lake:<img class="alignright" title="Colorado Lake" src="http://www.360dwellings.com/images/colake.jpg" alt="" width="325" height="216" /></h3>
<p>Not near the ocean?  No problems.  We&#8217;ve got huge lakes with pristine beaches.  First step is to find a friend with a boat and bribe them to take you up to Horsetooth Reservoir which is just a 10 minute drive from downtown Ft Collins.  Maybe you can make friends with someone in Gunnison to enjoy Colorado&#8217;s biggest body of water which is Blue Mesa Reservoir.  Wherever you head make sure to bring your fishing pole.  There are some world class fish in our lakes.</p>
<p>Why not try a bit of boat in camping while at Blue Mesa?  Rent a canoe and head to some incredible camp sites such as Turtle Rock, Cebolla or West Elk.  For More information: <a href="http://www.nps.gov/cure/planyourvisit/boatincamping.htm" target="_blank">Click Here</a></p>
<h3>4. Intertubing:</h3>
<p><img class="alignleft" title="Tubing the Boulder Creek" src="http://www.360dwellings.com/images/tubing.jpg" alt="" width="282" height="188" />Head by any gas station, buy a truck tire intertube, overinflate it and head to a Colorado river to cool off in the afternoon heat with a little floating.  I personally pick up one additional tube to carry the cooler along with you as you float.  Let&#8217;s keep your priorities in check here.  For the most part you&#8217;re dealing with more of a float than hardcore rapids.  Some classic spots around Colorado are in the Saint Vrain River in Lyons which allows you a meandering journey through the center of town.  The Animas River in Durango offers a mix of mild adrenaline and easy floating, as well as a free in-town shuttle to take you back to your car. The Saint Vrain Greenway in Longmont makes for a completely calm float that&#8217;s ideal for families with small kids, as does the Yampa River in Steamboat Springs. For more excitement you&#8217;ll need to head to Boulder Creek, where you can float through a whitewater park, rapids and ledge drops.</p>
<h3>5. Bluegrass Festivals:</h3>
<p><img class="alignright" title="Telluride Bluegrass Festival" src="http://www.360dwellings.com/images/bluegrass.jpg" alt="" width="280" height="210" />The best bluegrass in the world descends upon Telluride every summer and this year is no exception.  The 37th annual Telluride Bluegrass Festival (June 17-20) will feature Lyle Lovett, Leftover Salmon, Yonder Mountain String Band, Bela Fleck, Zakir Hussain &amp; Edgar Meyer to name a few.  Still got a thirst for more bluegrass?  Grab your tent and head down to the slightly more intimate Lyons CO for a weekend of fun and dancing from July 23rd to the 25th.</p>

<p>The <strong>Colorado Housing Assistance Corporation</strong>, otherwise known as <strong>CHAC</strong>, offers down payment assistance to <strong>First Time Home Buyers</strong> who only have <strong>$1000</strong> to put down on a home. CHAC considers a first time home buyer to be anybody who has not owned a home within the last three years. CHAC is a great alternative to <strong>CHFA</strong>, also known as the <strong>Colorado Housing and Finance Authority</strong>, since CHAC allows lenders to provide a <strong>FHA loan</strong> as the first loan and an option of no payments for five years or a 2% interest rate for thirty years on the second loan.</p>
<blockquote><p>If you are short on cash for a down payment CHAC beats CHFA in a side by  side comparison, hands down.</p></blockquote>
<p>These two options alone will give a borrower a lower monthly payment compared to CHFA along with more buying power to purchase a bigger home or a home in a nicer area. To qualify for CHAC down payment assistance one must be buying a home in the following counties:</p>
<ul>
<li>Denver County,</li>
<li>Arapahoe County</li>
<li>City of Lakewood or Jefferson County (excluding Arvada and Westminster)</li>
</ul>
<p>If you are in one of the aforementioned counties CHAC will give up to <strong>$10,000</strong> to you to help purchase your first home. CHAC will NOT provide assistance in Aurora, Douglas, or Adams County. Don&#8217;t worry though, if you are outside the already mentioned counties and in the state of Colorado CHAC will still provide up to $5,000 for down payment (repayable at $50 a month over 150 payments or 12.5 years for down payment assistance).</p>
<p>If you are buying in one of the lendable counties you must meet CHAC’s income requirements to qualify for the program as well.</p>
<ul>
<li>One person in the household the income limit is $42,550</li>
<li>Two people in the household $48,650</li>
<li>Three people $54,700</li>
<li>Four people $60,800</li>
<li>Five people $65,650</li>
<li>Six people $70,550.</li>
</ul>
<p>To qualify for CHAC Down Payment Assistance you need to meet the income requirements and you must attend a First time homebuyer class with CHAC.  Classes are held all over the Denver Metro. Upon completion of this class you will receive a Certificate that you are required to have in order to obtain your final approval on your CHAC loan.  CHAC only requires $1000 into the transaction so make sure your Realtor does not put down more than $1000 down for earnest money because you can&#8217;t get the excess back at closing.  Most sellers understand this CHAC requirement.</p>
<p>In my opinion If you are short on cash for a down payment CHAC beats CHFA in a side by side comparison, hands down.</p>

<p>Believe it or not there are still many <strong>low down payment mortage</strong> options to buyers in the state of Colorado. If you are a first time homebuyer, which means you haven’t owned a home in the past three years, and you want to take advantage of the free 8k the government is giving away via the tax credit you must be under contract by April 30<sup>th</sup> and close on your home by June 30<sup>th</sup>.  And if you don&#8217;t have much to put down on a home there are still options for you.</p>
<h2>Low Down Payment Mortage Options</h2>
<h3>FHA Loan 3.5% Down Payment</h3>
<p><strong>FHA loans</strong> offer a great way to get in to a home with only 3.5% for a down payment. If you don’t have 3.5% down FHA allows a gift from a relative to cover the 3.5% down payment. You can pay the gift back to your relative in a matter of months when you receive the 8k tax credit back after you do you taxes or amend your previously filed 2009 taxes.  FHA offers very low rates even with credit scores downward of 620 so if you have had some credit issues in the past FHA may be a viable option.</p>

<p>HUD homes are another way to get into a home with very little money down to buyers in the state of Colorado. HUD homes are foreclosed homes in which the former owner had an FHA loan. These loans only require the buyer to bring $100 to the table for a down payment. That is not a typo. A single Ben Franklin is all HUD asks for. Some of these homes may look like Gary Busey after a long night of drinking but with some TLC they can definitely be called home and with very little money down to boot.</p>
<h3>CHFA Loans for Colorado</h3>
<p>CHFA, otherwise known as <strong>Colorado Housing Finance Authority</strong>, offers great options to buyers across Colorado. CHFA allows buyers to only put <strong>$1000 down</strong> on any resale, bank owned, or home in short sale. CHFA has a number of different programs that allow a first mortgage up to 96.5% of the purchase price and a second mortgage covering  the difference that can be used for down payment, closing costs, prepaids, and escrows. Both loans have the same interest rate and are amortized over 30 years. This low down payment option is a great way to utilize the states funds to your advantage. Income and purchase price limits do apply on this program in the State of Colorado so be sure to contact me with any questions regarding those limits. One more benefit to CHFA is that they will consider a loan for borrowers with credit scores down to 580 so depending on the issues you have with your credit CHFA may be a perfect option.</p>
<h3><img class="alignright" src="http://www.360dwellings.com/images/low-down-payment-loans.jpg" alt="" width="195" height="280" />USDA Rural No Money Down Payment Loans</h3>
<p>USDA, otherwise known as United States Department of Agriculture, have a fantastic program for people living in Rural areas of Colorado. The USDA program requires no money down on homes in rural areas and no monthly mortgage insurance which gives buyers in rural areas of Colorado much more buying power. There is an upfront mortgage insurance premium of .5% rolled into the loan but no monthly mortgage insurance is required. If I lived in a rural area of Colorado I would be all over this loan like the Winter Olympics were with figure skating because I would be able to afford much more home with no down payment. Income and Purchase price limits do apply on this program so please contact me with any questions.</p>
<p>Bottom line is whether you are looking  for a home in the Denver Metro area, the four corners of Colorado, up to Ft Collins, back down to Pueblo or all the way in Grand Junction there are little to no money down programs a plenty just waiting for you to find a place to call home. <p>Many are predicting that home values across Colorado are going to be seeing some serious appreciation over the next few years.  Interest rates are still at historic lows and the tax credit is still out there.  The tax credit now applies to sales occurring on or after January 1, 2009 and on or before April 30, 2010. However, in cases where a binding sales contract is signed by April 30, 2010, a home purchase completed by June 30, 2010 will still qualify.</p>

<p><img class="alignright" title="Denver Real Estate Market 2009" src="http://www.360dwellings.com/images/denver-real-estate-market-2009.jpg" alt="" width="220" height="308" />Metro Denver had the third-largest gain in home values among cities nationwide in 2009 through November, with a $10.7 billion increase, according to Zillow Real Estate Market Reports.</p>
<p>Only Boston ($23.3 billion) and Providence, R.I. ($12.4 billion) had greater gains in home value.</p>
<p>U.S. home values as a whole dropped $489 billion in this year’s first 11 months, which was significantly less than the $3.6 trillion drop in home value sustained in 2008, the Zillow report said.</p>
<p>Forty-eight of the 154 markets Zillow tracks showed gains in home values through last month.</p>
<p>The report was produced by Seattle-based Zillow Inc., a provider of housing information related to sales, values, foreclosures and mortgages.</p>
<p>Zillow uses its own proprietary formula to calculate home values.</p>
<p>Home values stabilized significantly during the second half of 2009, with total dollar value of U.S. homes increasing since June,” Stan Humphries, Zillow’s chief economist, said in a statement. “Most housing markets across the country had a good summer, spurred largely by the government’s tax credits for [first-time] homebuyers combined with very low mortgage rates.</p>
<blockquote><p>Future home values will be affected by mortgage rates that are expected to “creep back up” in the first quarter of 2010, as well as a foreclosure rate that continues to be high. “Both these factors will challenge the recent stabilization of home prices,” Humphries said.</p></blockquote>
<p><strong><span style="font-size: small;">Denver-area home values increased $10.7 billion to a total of $215.7 billion this year through November, according to Zillow. Values dropped $20.2 billion in 2008.</span></strong></p>
<p>Los Angeles had the biggest decrease in home value through November, with a $60.8 billion drop to $1.7 trillion in total home value.</p>
<p>Other markets seeing major losses in home value included:</p>
<p>• Chicago — Down $49.6 billion to $688.8 billion total.</p>
<p>• New York City — Down $49 billion to $2.7 trillion.</p>
<p>• Miami-Fort Lauderdale — Down $45.9 billion to $403.5 billion.</p>
<p>• Phoenix — Down $45.1 billion to $241.1 billion.</p>
<p>Home value dropped so much in those markets partly because of the high number of homes in those metro areas, the report said.</p>
