  1. Meeting at Your Home. Our initial consultation will fully educate you on the home selling process.  We’ll take you step by step through the process so there are no surprises.
  2. Size Up the Competition. We go out to see the competition in your neighborhood by looking at 5 properties that are “comparable” to yours.  When buyers are out looking at homes they are comparing you home to what else is available.  This will help determine our pricing strategy.
  3. Pricing Strategy. We provide a detailed Comparative Market Analysis of recent home sales and what is currently available in your market.  Together we determine an all-inclusive pricing strategy.  We try to take every aspect of your life into account so we know what will work for you.
  4. Home Staging. We offer a free one hour consultation with a professional Home Stager to determine how we can best present your most important asset.  Our Stager will give you great advice on furniture positioning, de-cluttering, artwork, and general assembly of your home to “guide buyers.”  The Home Stager provides you with the best game plan to help you get your home ready to sell.  She might even have you pop in a microwave popcorn before potential home buyers come over.  Sometomes it’s the little things that sell a home.
  5. Professional Photography & Brochures. We send in a professional photographer and graphic designer to create your listing brochures and print media campaigns.  Online home shoppers want to see high resolution photographs showing all of the major rooms in the house.  When someone grabs a brochure they want to see a neatly organized and professional representation of your home.
  6. High Exposure “Yard Arm” Sign. Small metal “stake” signs just don’t cut it anymore.  That’s why we use a much larger “Yard Arm” sign to draw as many eyes to your home as possible.  A recent NAR Survey discoverd that yard arms are 4x more likely to draw potential buyers to grab a brochure.  Your yard arm sign will be professionally installed with a “Coming Soon” sign to build anticipation with potential buyers.  We will keep the brochure box full at all times.  One of the biggest complaints with home buyers are empty brochure boxes!
  7. List Your Home in the MLS. We advertise your home on the Denver MLS and More.  As you have probably gathered from our website we use the latest in technology to sell a home.  We have a partnership with about 50+ home selling sites and syndicate your listing to every one of them.  About 95% of home buyers start their search on the internet.  You better be sure your listing is everywhere.
  8. We Set up Showings for You. We use a professional service who will arrange showing based on your schedule.  When an agent sets a showing to see your home they will call you to confirm that the time requested meets your schedule.  This process is seemless to you.  Your only job is to keep the home show worthy at all times.
  9. Offers, Offers, Offers! We present all offers to you in a timely manner.  We use some unique negotiating techniques to get you the best possible price for your home.
  10. Under Contract. Once we get your home under contract we are there with you throughout the entire process.  We will be there when a buyer requests inspection items to be repaired, when you sign disclosures, when the appraisal comes in, etc.  All the way to the closing table!
