October 2021 Denver Market Update:
The Denver real estate market is still going strong; it feels a lot more like a Summer market here than a Fall market (just like the beautiful fall weather we are experiencing). Denver continues to be a hot place to live, and relocation buyers continue to fuel the market demand. Demand in September was near an all-time high (only off by 1% compared to last year), and inventory remains very low. However, the market did see a slight uptick in new listings, a welcome sign for buyers who have been patiently waiting
Supply - Active Listings
Active listings decreased slightly month-over-month and are down 44% over 2020.

New Listings
We saw a slight uptick in new listings over September 2021. This pace is similar to that of the prior four years and a slight increase over 2020.

Demand - Pending Sales
Pending sales were near an all-time high in September, only 1% off from this time last year.

Days in MLS
The average number of days in the MLS was only 13, but we have seen an increase each month since July.

September saw a 102% percent of closed price to list price, a slight decrease from last month.
