One of the first things people research once they move into a new home is where their nearest coffee shop is (or is that just us?!). And while caffeine might be what drives us there, we also want a place where the faces are smiling and the atmosphere is inviting. So we created our own list of criteria for finding the best coffee in the Denver area. They all had to have a place to sit (no to go-only places!), good coffee, friendly staff, easy parking, and of course, wifi.

Top 5 Reasons to List Your Home Denver Home for Sale in March

Of those, many are over $1M, and the rest are overpriced or have something seriously wrong with them.  100,000 people a year are coming to the metro area. It's simple math. Low supply and high demand = a big payday for Denver sellers.  Homes under $450k are seeing 100 showings and 30+ offers. Prices continue to rise, and we don't see any change in the foreseeable future.  If you are thinking of selling, I invite you to read our top 5 list of reasons why you should list your home this Spring. 

  1. You could get 10% more for your home. Prime buying season starts at the end of February which is known as the compression phase. Based on projections, we'll see an increase in inventory thus unleashing the buyer feeding frenzy. With high demand and low supply, buyers will be paying more than the home is worth.  Sometimes as much as 10%. 
  2. You'll have a better chance of your appraisal coming in at contract price. With such low inventory, there are not a lot of transactions occurring right now so comps are tough to come by.  
  3. There are only 1037 condos for sale right now. If you own a condo, demand is extremely high. Let's get it on the market before the new builds start in full force.  They changed the construction defect litigation laws so now we'll see more condo projects start popping up.
  4. The average home price is $477,523.
  5. 41% of closed homes in Denver sold for over their asking price.

If you plan to sell in the near future, I would recommend hitting the market in Feb/March. You'll likely have a ton of buyers knocking down your door to give you more money than you are asking for more than likely.

When Will the Humanity Star Visit Denver?

A geodesic sphere made from 65 panels of carbon fiber called the Humanity Sphere will be visible from Denver soon. The brainchild of Rocket Lab founder and CEO Peter Beck, the Humanity Star was launched into orbit from New Zealand on Sunday, January 21st and will orbit the Earth for approximately nine months before its orbit starts to decay and it is pulled back into the Earth’s gravity.

"The Humanity Star sphere spins rapidly, reflecting the sun's light back to Earth. Essentially it creates a similar effect as a disco ball, creating the appearance of a bright flashing shooting star," Rocket Lab says.

"The concept of the Humanity Star was in part inspired by the Iridium flare phenomenon. Widely considered to be the brightest man-made object in the night sky, Iridium flares are caused by a flat metallic plane on Iridium satellites briefly reflecting the sun.

The company claims it will be “the brightest object in the night sky,” visible from earth as a kind of shooting star as it orbits every 90 minutes. However, using the tracking feature of their website says it will be visible from Denver Colorado in 34 days - which would be February 28th, 2018 (lasting about 3 minutes and 30 seconds).

So Denverites, look up in the sky for a giant blinking disco ball around then.

According to the latest research, millennials represent the largest group of home buyers across the country.  And while some might argue that the housing market in Denver has priced younger buyers out, we believe there is still plenty of potential for these first-time home buyers to get on the property ladder (despite their long wish lists!). With the growing number of condos hitting the market, this can be a great first home for many young buyers as they do not have to worry about any upkeep with a yard, roof, etc., and they can also be found on a budget in a variety of Denver neighborhoods. There are also a number of new housing developments popping up around the metro area which falls perfectly in line with their desire for turnkey homes. 

One common complaint for younger buyers has been saving up for a down payment to buy their first home, with many opting to stay living with their parents for longer in order to do just that. For us it always feels like Thanksgiving is the official start to winter: the ski resorts are open, the streets are twinkling with Christmas lights, and our heaters have been switched on at night. With the arrival of winter also comes a checklist of things to do on your home for the changing of the seasons. Since the festivity of the holidays can often overshadow these important tasks, we wanted to share a few important things to add to your weekend to do list to prepare for another Colorado winter.

While there are certainly bigger, costlier projects you can do to prepare your home for winter and make it more efficient, let's be realistic. Keeping the items on your to do list simple and achievable means you are a lot more likely to accomplish them.
